Qualifying for a Mortgage as a Self-Employed Applicant.


If you are self-employed, you can still qualify to buy a house, but it can be a bit trickier as most lenders will require a track record of consistent income. READ MORE The standard is a two year average of your net taxable income. Lenders do recognize that many self-employed individuals will make legitimate tax deductions in order to reduce their taxable income. If you don’t pay taxes on the income, the lenders will most likely not accept anymore then the net declared income.

If you’re self-employed and show a HIGH net income, and can prove that you’re earning a healthy gross income, and that your deductions are limited to your field you’ll be good to go. Your income tax portion will not be brought down.

For example: If a net line 150 income was $98,000 in year one, and was $122,000 in year two the 2-year average is: $98,000 + $122,000 / 2 = $110,000
$110,000 is the number we use as the 2-year average of income.

Lower annual incomes will show different brackets of down payment requirements and financing options. A trained mortgage professional should be able to review your financial statements and find items that may be allowed to be ‘added back’ into your income. Call Al today!

Life in the Big City can become stressful not to mention the commute to Downtown !

Most people have a dream to get away from it all, and purchase their own acreage. There is a lot to be said for living out in the country on acres of land, but you have to be sure that it will work for you and your whole family.

Now is a good time to start searching, mainly because of the weather, and you get to walk the land, to look for wet areas. Remember, unless you can afford to hire people to maintain your property for you, you can expect to spend several hours per week keeping up with things. The more acres you have, the more work there can be, but you may find this part of the lifestyle rewarding.

Before we help clients purchase we always check on the zoning and what is around the property, is there any future developments planned.  Both the M.D Foothills and Rural Rocky View County are really good for having a discussion on what might be happening.  Pre warned is Pre Armed as they say!  We don’t like any surprise’s for our clients.

So there is a lot of homework for us to do. If you are considering building a Custom Home and get a great deal on the land, the cost of bringing services to it can be costly. Check out high- speed internet capabilities, access to schools, churches and nearest shopping areas.

It is better to have a good experienced Rural Realtor and Custom Home builder to guide you through the process, because it is important to keep on budget.

An important part of the process for ourselves and your Real Estate lawyer is to look for any restrictive covenants. They may prevent you from parking your trailer or subdividing later. Upscale sub divisions can easily have restrictive bye-laws to keep the area pristine and looked after (not to mention looking after everyone’s investment)!

If you buy a large acreage it may be zoned Farm & Ranch or Agricultural, and you may be able to use the land for extra income. You could consider allowing people to stable their horses for a fee perhaps.

Location is a huge part of the purchase, remember though that Urban sprawl is always at work and in a decade or so you may be closer to the City than you like. The good news maybe is that your land value will go up! But again research, ask questions, seek advice.

Bingham Crossing Updates
 
Seniors Housing:
United Active Living is now accepting resident deposits for units at the onsite senior's complex. The seniors housing will commence construction at the same time as Bingham's phase one retail. For further information please contact Gail Hinchliffe at (403) 249-5505


Water Supply:
The agreement between Bingham Crossing and our regional water provider has not changed since our last update. Water allocation has been approved by both the Utility (CalAlta) and Alberta Environment, and construction of our water treatment plant is now complete. The plant will be operational very soon. Clean drinking water will be provided to the Bingham community as a result of this new facility.
 
Wastewater:
As previously reported, an application for the wastewater collection, treatment, and disposal facility was submitted to Alberta Environment. We have satisfactorily addressed all Statements of Concern that arose as a result of this application. As part of this process we were asked, and have completed, mitigating the potential for off-site flooding issues. The province has now signed off on this initiative.
 
Transportation:
The internal road network design at Bingham Crossing is currently being reviewed by Rocky View County and is expected to be finalized very soon. Specific road standards and widths along with parking standards are being confirmed through this process.
Alberta Transportation has reviewed and conditionally accepted the off-site road network improvement concept that Bingham Crossing will be responsible for constructing as detailed in the Master Site Development Plan. Detailed engineering work is currently being completed to support the concept.

Harmony Updates

Golf Course
On January 10, 2012 subdivision of Harmony's golf course lands was approved. The championship-calibre golf course will be developed simultaneously along with the residential product in Stage 1.

Stage 1 Subdivision
Harmony received Stage 1 Subdivision Approval from Rocky View Council on July 3, 2012. This third major approval came after eight years of tremendous collaboration between the Harmony Developments Inc. team, Rocky View County and our neighbours in Springbank. Subdivision approval ultimately allows construction of Harmony to proceed and plans for the community, as approved to date, to take shape.

The Harmony Developement in Springbank

Harmony is a planned residential community of approximately 1,750 acres and is adjacent to the Springbank Airport. It received planning approval through the conceptual scheme by Rocky View County in February 2007. The neighbourhood plan was the first stage of Harmony and subsequently approved in October 2008. Harmony plans to have 3,500 residential dwelling units when complete, to accommodate about 10,000 residents. Homes in the community will include single family detached, semi-detached, townhouse and apartment dwellings. Other planned land uses will include commercial retail, business park and schools. In the cocept will be open space features such as a regional park, playfields, greenbelts, a golf course and the inclusion of a recreational lake. In mid-2012, it was anticipated that it would take 15 years to build out this community.

Although the future community received prior planning approvals in 2007 and 2008, the application for the first stage of subdivision in 2012 still met with local resistance. Their concerns as residents and business owners were lead by the Springbank Airport Business & Pilots Association. Their concerns were over the long-term incompatibility of the community with the current airport. Other concerns included safety as well as speculation that future residents may complain about the noise associated with the airport's operations. Other locals residents expressed their concerns about the impacts that Harmony would have on the existing rural community, not to mention the considerable loss of farmland. Rocky View County Council approved the subdivision application for the first stage of the community in early July 2012, it was anticipated that it would take 15 years to build out the community.
