Anyone wondering about what 2016 will bring for the Canadian real estate market probably does not need to look any further than the recent headlines out of Toronto: Former Hells Angels clubhouse sells for well over asking.

The asking price was $649,900. Purchase price was $885,000. The building, in a gritty corner of the east end, has been abandoned since 2007.

More practically though, with the low loonie, the fast decline in oil prices and the slow growth of export industries, Canadian consumers – and in particular home buyers – are going to be key factors in the Canadian economy. The question is whether they'll be able keep things moving.

There is concern that debt laden consumers simply do not have the spending power left to the support the economy the way they have been for the past several years.

Another factor that could create concerns in Canada is China. Slowing growth there and the ongoing devaluation of the yuan will likely see investment moving to safe havens. Canadian real estate (particularly Vancouver) has traditionally been seen as very safe.

Rates are supposed to be moving up.  If you have Clients looking to buy, this may be a good time for them to make the move.

Elevated supply levels placed downward pressure on prices in December.

With the focus shifting toward the holiday season, December sales activity slowed to 878 units in the city, 18 per cent below last year at this time and well below the five and 10-year averages.

As a result, the unadjusted benchmark price dipped to $448,800, a 0.42 per cent decline over the previous month and 2.33 year over year.

CREB® chief economist Ann-Marie Lurie noted December followed a pattern established early on in 2015, which was characterized by slower housing demand.

“Economic uncertainty, followed by weak economic conditions and job losses, contributed to slowing housing demand throughout the year,” she said.

“That said, while aggregate prices trended down in 2015, it was not to the same extent as some had speculated. Supply levels were low moving into this cycle and thus provided some cushion to absorb the inventory gains.”

Get Them “Hooked” On Your Home

Let us entice the buyer and get them hooked on your home and not the competition ! “Staging” is about setting up and decorating each room of your home so that it looks as attractive as possible. It is not always about bringing in expensive furniture most times a good stager can work with what you have and with our free consultation before we list. Advising on things that work and things that don’t, they have the mindset of a buyer! Studies show that on average “Staged Homes” sell in about half the time. On average staged homes get 4.3% more than their asking price.

Here are a few simple tips: Remember it is not “A Honey Pot” so do not overdo it.

  • Fresh flowers or flowering plants placed in a couple of rooms, such as the kitchen and living room, can have a dramatic impact on how inviting that room looks. Just don’t overdo it.
  • Make sure office desks, countertops, coffee tables and ottomans, etc. are totally clutter free. Give the impression in all rooms that there’s lots of space available on horizontal surfaces.
  • Colors that clash may work for you, but not everyone will share your daring sense of style. Always stick to neutral colours.
  • Be honest about the amount of furniture you have in each room. If you can take out pieces and put them in storage, less is more. Light , space and condition perception are huge things when selling your home.
  • In a buyer’s market they have more choice, so you need to bring your “A” game and compete. Sometimes we advise our clients to let us show them the competition in their area. It also gives them the competitive edge!
  • Staging is adding effective amenities, the house becomes more valuable than it’s comparables in that price range and it gets moved into a higher price bracket , where it becomes the lowest priced in that price range! Makes sense?
