SPRINGBANK

Known as Calgary's premier estate/acreage community, the people of Springbank enjoy the fine lifestyle of a vibrant community and acreage homes. On a clear Springbank day they can see the Rockies and river valleys for miles and miles. They also enjoyed the beautiful voice of Jann Arden who grew up in Springbank and attended Springbank Community High.

Springbank is west of, and, adjacent to, the City of Calgary and extends for approximately 7 miles. It averages out to roughly 7 miles wide, bordered by the Bow River to the north and the Tsuu Tina Nation (Sarcee Indian Reserve) to the south. Both the Trans Canadian Highway and Lower Springbank Road, north of Highway 8 connect it to Calgary.

At the Eastern point you will find the Springbank Hill neighborhood. The adjacent communities of Bearspaw and Elbow Valley are similar with their large acreage estates.

Our history lessons tell us that Springbank was named after Springbank Creek which flows to the southeast into the Elbow River. The creek name was first given to the area in 1918. As long ago as 1887 it was given as a school name. Early settlers loved the area because of the springs that break out of the small coulees, and so chose to settle there.

The Local government authority is the Municipal District of Rocky View and served by three schools, Elbow Valley Elementary School (K-9), Springbank Middle School (Gr 5-8) and Springbank Community High School (Gr 9-12). This very popular high school shares a location with the Springbank Park for All Seasons which provides sports facilities including skating and curling.

Springbank is also home to the only amusement Park in Calgary, the kids love Callaway Park.

Great Golf Courses in Springbank include the Pinebrook Golf Club, Glencoe Golf and Country Club, Springbank Links Golf Course and Elbow Springs Golf Course.

Springbank Airport acts as a general aviation reliever for Calgary's main airport, Calgary International, and was the ninth busiest airport in Canada by total aircraft movements in 2008. Recently, Runway 16/34 was lengthened from 3,000 to 5,000 feet to better support larger airplanes, and is also the home of the Calgary Flying Club. The famous Global TV traffic helicopter is also housed there.

Springbank Hill is a large and generally wealthy suburb near the western city limit of Calgary, in the southwest quadrant. It is bounded to the north by 17 Avenue S, to the south by Glenmore Trail, to the east by 69 Street West and to the east by the new Stoney Trail ring road..

The area was once the eastern portion of the unincorporated community of Springbank to the west of the city in the MD of Rocky View. Like Springbank Hill, Springbank has developed into a large area community that is now among the wealthiest regions of greater Calgary. The community was established in 1999, on land annexed to the City of Calgary in 1994. The community association was formed in 2001

Real Estate Tips
Radon >Detecting Elevated Radon Levels

Radon gas is a colorless, odorless, radioactive gas that can pose a serious health risk if it becomes trapped under your house. Radon typically enters the home via underground crawl spaces, sump pumps, gaps in the basement and even the water supply. It can pollute your indoor air with its toxic vapors, and is held responsible for more than 20,000 lung-disease-related deaths every year. Radon is assumed to be present in millions of American homes.

How do you detect the presence of radon gas, and how can you reduce its presence and influence if it is found in your home? First, have your home tested by a professional. Many contractors are licensed or certified by state and/or local agencies. They will conduct diagnostic testing to determine if radon gas is at acceptable levels. If levels are dangerous, the contractor can install a radon reduction system. Ask the contractor for references documenting the results of past work in other homes. Make sure the company checks the house after the system is installed, to verify that it is reducing the radon levels.
